Project Overview

As part of a lease-end obligation, ITH Group was required to return their commercial office unit to its original shell and core condition after five years of occupancy. Hendry Construction was appointed to manage the full electrical dilapidation process—including the safe strip-out of tenant-installed systems and reinstatement of the landlord’s base infrastructure.

Over the lease term, the tenant had installed significant electrical infrastructure such as power distribution boards, lighting systems, structured data cabling, and containment. The landlord’s dilapidation schedule mandated full removal of these elements and restoration to the original condition.

Scope of Works

Site Survey & Documentation

  • Reviewed original and as-built drawings
  • Assessed tenant modifications and prepared detailed RAMS
  • Coordinated scope with landlord’s dilapidation survey

Electrical Strip-Out

  • Safely decommissioned tenant-installed circuits, distribution boards, cabling, and fittings

Shell and Core Reinstatement

  • Reconnected landlord’s base electrical infrastructure

  • Applied fire-stopping and tested restored circuits

  • Issued Electrical Installation Condition Report (EICR)
